Auction Benefits for Real Estate Agents and Brokers
(and your clients)

 1. The auction method of real estate sales offers agents/brokers, along with their clients and customers, new selling and purchasing options. This additional tool allows your client the entire spectrum of services, and earns you a referral fee or buyer's commission as well.

 2. Property can be sold in a much shorter period of time, allowing you to earn your commission or referral fee faster than normally earned by the conventional listing method.

- Conventional listings can sell in weeks, months, or longer, and may take weeks or months to close.

- A property that is sold by auction can be under contract with no contingencies in as little as 30 days and typically will close within 30 days after the auction date.

 3. Selling a property at auction eliminates the need for numerous showings.

- Properties held for auction will be shown on a pre-planned schedule that accommodates the needs of the seller.

4. You can assure your client that the property being sold at auction will be sold at fair market value.

- The NAR defines fair market value as the price that a ready, willing, and able buyer will pay assuming both parties are typically motivated, well informed, under no undue pressures, and possess all relevant facts. In addition, the federal government includes the following in their definition of fair market value:

A. A reasonable time is allowed for exposure in the open market

B. Payment is made in terms of cash in US dollars or in terms of financial arrangements comparable thereto; and

C. The price represents the normal consideration for the property sold unaffected by special or creative financing or sales concessions granted by anyone associated with the sale.

- Seller clients can be assured that an offer received on the day of the sale will be equal to fair market value of the property. The fair market value has no relationship whatsoever to what they perceive to be the value of their property and can, in fact, exceed their expectations.

5. By being involved in the sale of property by auction, agents/brokers can earn income as a referring agent/broker or as the cooperating agent/broker. Often this commission can equal the commission they would have earned with a conventional listing, but in a more compressed time frame.

- Commission checks and money earned gets to you quicker than a conventional sale.
